- Don't know your rent. The income should be 3 times of the rent.
- The income needs to be verified.
- If they have current and previous landlord, then call them to verify. Previous landlord's words are more countable.
- If they have any utility collection, then don't rent to them since they can't transfer the utility bills to their names.
- If they have medical collections, it is ok.
- If they have previous landlord collections, then it is a big no no.
- If they have credit card collections, every case has to be analysised. I won't rent to a person who has a smalll amount credit card collection.
In the end, don't listen to the stories which they are telling. Only analysis the facts.
