再問出租房的plumbing問題。地主們怎麽寫lease?

如果在lease上寫$50for every service call, 會不會房客出了問題不給俺打電話，造成更大的破壞？應該怎麽寫才讓房客小心， 但如果出事了趕快告訴俺？ 地主們怎麽處理？
