求建議- 賣主要求closing escrow 後免費住2周

第一次投資, 好多問題不明白, 求建議: 

剛看了一個房子, standard sale, dual agent. 

賣主要搬到外州, 所以要求 after closing escrow 免費住2周. 我們感覺dual agent基本不保護買方利益, 所以有些問題想請教:

1. 我們準備簽一個租約, 要求賣方付refundable security deposit.  agent說 the deposit check will be held by an escrow company. 這個正常嗎? 我們怎麽確保有這麽一筆security deposit呢, 而且真有問題時能拿到這筆錢呢? 

2. 怎麽查這兩周的所有水電煤氣都付清了呢? 

3. 您還有什麽建議?
