買房子的問題，謝謝！

有一個REO的房子有許多offer，counteroffer回來，讓給highest 和best，我的經紀人讓加8%，我照辦。我加了房價的8%還多一點，不給買home warranty，不會reduction 如果appraisal 價比offer家低，30天如果不能close要罰款等等，條件苛刻但是還是加入了搶房隊伍。但願能搶到。另外有一個房子是有HOA 50/月，到是不貴，但是同一條街有一個SOLD的房子，寫了‘due to HOA CC & R's, Owner Occupy Buyer only。’那麽我offer的這個房子也不能出租，問了list agent，回答可以偷偷的租或者讓親朋住，這樣違規會有什麽嚴重後果，反正我是想打退堂鼓，但是LD說問題不大。誰對？
