做地主的，也可以做個stress test

象銀行那樣，你可以給自己做個stress test。
假如有一天，發生了什麽經濟危機，或者什麽悲劇事件，房價房租從現在的價位一起跌30%,並且多年不能recover。你能撐得住嗎？
30%隻是一個rule of thumb數字。你可以隨便改。在德州，我覺得30%是sufficiently conservative的。
當然，並不是說經受不住stress test你就不可以做了。你還是可以做，不過要做好思想準備，你是在搏你家的經濟前途。最壞的情況，是破產。無產階級隨時都是可以搏的。資產越多，越不敢搏。
