life went crazy..

Well, my luck finally ran out this month, from 4 month straight 100% occupancy, suddenly, of the 134 total units own, we have 10 opening, and 3 more coming at end of this month.

SFH + Duplex (44 units), 3 opening, 2 more are moving at end of month.
Commercial Office Park (10 units), 1 opening.
Apartment Complex One (40 units), was 5, now 3 opens.
Apartment Complex Two (40 units), 2 opening, and 1 pending eviction.

life just went in crazy mode, wasting $20 in gas every day on showings..there are 7 SFH for rent ads on local newspaper, and 4 of them are mine.

so far here is today..

9:00 handyman#1 cleaning, started at Apt1. (wife)
9:30 meet handyman#1, (wife)
10:00 showing at Apt1 (wife)
10:30 showing at Apt1 (wife)
11:00 meet handyman#2, office complex, condenser fan went out, new motor $135. (me)
11:30 showing at Apt1 (wife)
12:00 meet handyman#3, on cleaning 2 bedroom house (me)
12:30 showing at 3 bedroom duplex (me)
12:30 showing at Apr1 (wife)
1:00 tenant call no water.
1:00 showing at 2 bedroom house (me)
1:00 showing at Apt1 (wife)
1:30 showing at 4 bedroom house (me)
2:00 showing at 2 bedroom house (me)
2:30 showing at 4 bedroom house (me)
3:00 meet handyman#2, on no water issue. 4" well pump went out, call well man.
3:30 showing at 2 bedroom house (me)
4:00 meet handyman#2, need to replace screen door, make window screens, repair screen in porch. (me)
4:00 take DD to work (wife)
4:30 shopping for materials. (me)
5:00 meet well man. (me)
5:30 meet handyman#3, get ready to more cleaning tomorrow. (me)
6:00 well man still there (me).
.......
and I am still out.....
