請大俠們指教，那個投資房更賺錢？

同一個小區有兩套康鬥

1，2室2衛，1100 英尺， 地稅+保險+物業=310/月，租金1000/月， 房價80，000， 前期投資20，000， 無需裝修或清潔

2，4室2衛，1500 英尺，地稅+保險+物業=400/月，租金1300/月，房價80，000， 前期投資需要20，000 + 10，000 裝修共30，000

本人新手上路，不太會算回報率，請前輩們多多指教
