There are couple thoughts coming up in every little or rich landlord when
they get 白菜or 白玉:
1) How would I remodel it and what do I have to replace in the property?
2) How would I spend less money and make that everyone (tenants or buyers)
like it?

That would make your investment difference vs cost and how it looks like.
Based on my experience flooring is very important in the family room since
ones come to see that first and that area would make your property shinning.
Questions:
1) What kind of floor are the best vs quality and cost?
2) Which area need that?

As far as the research I did is that:
For 白菜 the 12mm laminate, high gloss with 25 year warranty is the best
(only my opinion). It costs $0.99/sft in LA. You cannot find it in Lows
and Home Depot, even in local floor stores. It made of China and I don't
know why these 12mm laminate cannot get into these stores. You can buy it
in online stores, but price is much higher usually it costs about $1.80
something with same quality.
