出租方 2/2/1 或 2/1/1 有多大區別

兩個出租房供選，在同一個小區，兩臥，一個2 full bath, 另一個1 full bath. 賣價相差兩萬，當然1 full bath 的房子condition 沒有另一個好。請求各位少一個full bath對出租客有多重要？謝謝。
