Counter offer遇到煩惱事

看中一個condo，下了offer之後，現在賣家返回來要求counter offer，增加了幾項terms，其中有一條最扯：要求隻能用賣家指定的loan officer。想請問大家，這樣的counter offer要不要理？用賣家指定的loan officer有什麽風險？
