我的房子出租還是出售好？

現住房可賣38萬，出租2250一月。因為房子位置好，出租出售都挺受歡迎的。因為賣掉有點小虧，所以動心思出租。你們覺得哪個好？

如果出租，有兩個家庭感興趣。假設收入，信用，人口等各方麵條件都一樣，一戶人家要租3-4年，一戶人家隻有租1年。但是長租的那戶人家要便宜150一月，你會選哪家？

還有，一般出租房子，是房客負責maintain lawn的嗎？還有什麽是房客負責的？謝謝！
