roof and carpet replacement of the rental house

landlords, which kind of roof will you choose for rental: 30yrs or 50yrs? What could be the price difference?

Which kind of carpet will you choose? I need to replace 3 out of 4 room for the 2nd floor + stairs.  The rest are faux wood floor. Will you choose 20oz face weight? 30oz or higher? Will texture be better than the loop style, or what is your better choice?

Home Depot now has free installation event for 3 or more rooms, I hope I can catch this event.
