It's obvious bullshit, but ...

not protecting oneself by exercising FULL professionalism could be a landlord's biggest nightmare.

Everything a landloard deals with a tenant has to have paper trace.

The counter arguments 大家幫我買房 mentioned in his post will simply not stand very well legally.

He needs a good lawyer now.
