買房時要把已有租客趕走嗎？

各位，在彎曲的爛區，27萬的Duplex月租1900，能買嗎?


另外，已有兩個Tenants住裏麵，一個住了十年，一個住了六年，聽說比較按時交租。但現在的行情能租到每戶再多100每月。我要讓賣方把Tenants趕走重新找租客嗎？
