Can you collect rent to cover your current mortgage? There is always renters out there, you cannot rent your house out is because you are asking for higher rent than the market is willing to pay. If you lower your rent can you find tenants? If it is still hard(not sure about local job market)then shortsale is first option and let it foreclosed is last option.
