short sale後，是不是不能從銀行貸款買新房？

一個人對我們的房子有興趣，男的是個會計師，女的是個registered nurse。我問他們為什麽租房而不去買房，她說他們8年前買了一個房子，去年又買了一個，就把第一個short sale了。所以近幾年都沒法再買房了。這樣的情況對他們的信用會有什麽影響？會不會是好房客？
