most loans nowaday are not resumable.

Bank will not approve, but many buyer/seller do it anyway without even telling his bank. Yes you violated due on sale clause, but transaction moves on. It is very easy for bank to find it out, but whether and when they will take action is their choice.

For seller, don't assume someone will block the deal just because you violated something. Nobody will block your deal, but you will suffer consequence for violation.
