問一個和房客簽lease的事

lease中有一個 Early termination fee/ liquidated damages addendum 有兩個選擇。

1）I agree, as provided in the rental agreement, to pay $----(an amount that does not exceed two months rent) as liquidated damages or an early termination fee if I elect to termintate the rental agreement and the landlord waives the right to seek addition rent beyond the month in which the landlord retakes possession.

2)I do not agree to liquidated damages or na early termination fee,and I acknowledge that the landlord may sennk damages as provided by law.

房客選了2，但我覺得如果他們break lease沒有罰款，沒有約束力。我想選1，如果他們毀約，要付一個罰款加失去保證金。這樣合理嗎？
