I do apologize for such an agonizing wait for the offer process to complete on the blah blah property.
There was an overwhelming interest in the property that generated 13 total offers, overloaded my mobile and office voicemails twice, and produced almost 140 inbound email inquiries. Good times!
The breakdown of offer type(s) were: 2 Hard Money offers, 3 FHA offers asking for a closing credit, 2 FHA offers not asking for a credit, 4 conventional offers with various terms, and 3 legitimate cash offers with proof of funds to match the Buyer. There were a few other “wild” offers that once investigated, were not really offers but scams or investment schemes.
The offer selected was an Owner Occ., cash offer with a 14 day close, 5-day inspection contingency, and deposited more than a 2.5% EMD into escrow upon acceptance. The Buyer’s Agent was able to show that He/She had educated their Buyer to the process, properly prepared them for the wait, and wrote a clean offer with aggressive terms. The Buyer’s Agent was not from blah blah
