請問地主們對於投資房的貶值怎麽看？有人計算過現金流能否抵消房屋損壞折舊？

大家計算投資房收益多以現金流計算，可是這些房子市場價值由於房屋損壞折舊也在減少，請問有沒有地主做過這方麵的研究？如果你最後賣這個房子隻剩下買房子時候價值的幾分之幾，你以前所謂的現金流其實隻不過分期拿出了房子原先的價值。又或者你所得現金大於你房子價值的損失，但減去房價的損失除以你花在房子上的時間會不會連最低工資都達不到呢？

我並非質疑各位地主的成果，隻是想在自己紮進去之前搞清楚一些自己的疑點。請各位可以給我釋疑。多謝多謝！
