As far as I know, getting one score over 800 is not very challenging, with three scores over 800 may need some effort, but overall OK.
800 doesn't mean much either: you can't make sure that guy will pay rent once he lose job, you can't predict he will be kind to your neighbour, you can't be certain HOA won't give you a letter.
It is just a number. For my experience, I forgot to pay off my credit card, three times in a row and my score dropped from 80x to 79x or so. ... oh well.
BTW, many people here must have 800+ or 810+ or 820+. The number won't mean much for them either.
