想買個小房子住，沒什麽經驗，但感覺Agent好像有點問題

誰付買方Agent的中介費？據說是賣方。
如果這樣，怎麽能保證她給你據理力爭最低的價格呢，同樣等級的怎麽保證她幫你尋找最低價的房源呢？
昨天Agent帶著看房子，但有些低價位的房子，沒給看。看的都是高價位的。有點付不起。
請有經驗的幫忙分析一下。謝了。
