This is better and it is what I am doing.

You don't have to repair if it is broken because you don't own.

I told my tenants I don't provide because most tenents bring their own washer and dryer and they prefer their own model. And if I provide, there is no space to put. So I decide not to provide any to my tenants.

So, they never complain when it is broken.
