Westmont and westchester are the two areas I am most interested. But it is hard to find good deals in westmont this year, not like last year. Good potential for westchester. Single family house is easy to rent. School is not good, but not bad either. 100k might not be enough. You'd better prepare 120-130k or even up to 150k to invest in SFH.
