Pre-occupancy Walk Thru List

This is necessary regardless how "nice" the tenats are.  This document will cover your expenses when they move out.  If you did not dry clean carpet when he moved in and you have not walk-thru in writing you will need to dry clean for your next tenant.  Just a thought, try not to get too friendly with your tenant, be professional and formal; remember you'll have to charge his deposit when he moves out.
