Which one to choose? Pls help.

I found two investment house:  #1 price 240K, 2004 built, tax $4700, 1833 sf, #2,price $220k 1989 built, tax 2368, 2310 sf.  I think I can get $1800 rent for #1, and 1950 for #2. So, rent is #2 better.  But #2 is much older, I think the potential for increase value is limited. Which one should I pick?  Please help.  Thank you very much!
