Currently I have 4 million dollars (including both equity and line of credit I should be able to get) to invest but it seems good projects are so difficult to obtain in this area (DC proper and NoVa). Commercial real estate leads are always few (I use loopnet and have contacts with a few commercial agents); residential ones, whether it's sf or multiunits or vacant lots are few as well--and they become available eventually, the prices will be so high as to be NOT investment-worthy. Bigger projects that involve zoning variance are few as well--and they take much longer time to prepare and require signifiance cash outlay that may not be recaptured later on. After all, my cash level is tiny compared with Abdo or any other major player that can easily expense all such preliminary costs.
Anyone has similar problems? Care to share any of your thoughts?
