Ok, 看在老鄉的份上。。。。Just name a few:

SS is not a market behavior. Your higher offer or better quality offer might not be even presented to the seller or the lender so you have no chance. Of course, nobody would tell you or your agent. Even dual agent, there might be another buyer who is the uncle of the seller and the agent is the grandpa of the seller and THEIR goal is to sell the house at lowest price.

Yes these acts are illegal. But what can you do? Even the government is not doing anything. I told my agent (a very decent Caucasian guy) that I feel like I am living in China to some extent.
