Newbie question: RE investor only buys distressed property?

what if it is a regular sale, very well maintained, can have positive cash flow every month after all cost. Are these properties good to buy?

Or is short sale, foreclosures the only way to buy?

In a market where REO, foreclosures are running dry, what will RE investor buy?
