增加bedroom的好處？

有個投資房樓下有個office，前幾天做refi appraisal時，那appraiser說office裏的den可以很容易地改造成closet（雖然不大），這樣俺就可以宣稱這是個bedroom，以後可以提高租金。但俺不知道做assessment時是不是也會提高value及property tax。但俺又想這對以後賣房有利，所以想做一下。各位有何評論？
