Houston RE Investor, what do you think about 77018 area?

In the past couple of years, quite a few of my co-worker bought in 77018 area to build new houses (Oak Forest and Garden Oaks) for its location convenience and beautiful wooded surroundings. Listings in the 150K-170K range usually sale in just a few days.

What do you guys think about this area? Got good appreciation potential?
