每年的 depreciation expnese = cost basis of the building divided by 27.5 years if it's residential rental.If it's a commercial rental, uses 39 years.

比方說你買這個房子共花了 $200，000. 一般你所在 的 鎮 的county auditor website 上對你這個房子有個估價 -Appraised valuation 這個給出了你的 land value 是值多少， building value是多少. 按這個數據自己算下land 和 building 各占多少百分比，把building的百分比 乘以

$200，000. 得出的building 的 cost basis 就可以用來算depreciation 折舊了。
