緊急求教！！！請個位老大指點.

狀況：
REO。 有房客。BANK Allowed her to stay for free 至新房主接手。無任何文件。
我和AGENT 在close 之前去看房，她說準備3月底搬走（3/27 close）。Close 那天又去了一次。
她說已找到房子，但要到4月10號才能入住。我同意她免費住到4月10號，但不得超過4月10號。
今天與她通話，她說4月10號般不了，到月底才能般。我說可以，但從11號到30號要付房租。她說別人告訴她接到書麵通知後可以住一個月，而且是免費的。

問題：
1。她是對的嗎？
2。我可否強行換鎖？
3。找tenant eviction 公司 或侓師要用多長時間？費用大約會多少？
4。還有其他辦法嗎？
