Living in a state that town + school tax = 3.8% of house value!!!
Looking at a 2BR town house buit in 2005. Good location with average school district. Most residents are self-living. Not much rental activity in that neibourhood.
2BR appartment rental rate in that area is between $800-1000/mo.
I calculate: even without mortgage, cash flow is only about $1000-2000/Year.
Do you think it worth to invest?
