SJ is the capital of Silicon Valley. Even with the housing crisis any condo/townhome below $200k in a decent neighborhood go really really really fast....You are competing with tons of cash investors who are willing to bid over asking price at any time....

However, most of the downtown properties are really old, needs extensive care... There are  a few almost brand new ones with $370+/- HOA, you will have to act quickly...(some of them HOA don't even wanna investor at all because of the o/o ratio requirement)
