讓數據慢慢飛:東西沿海與內陸房產升值數據

好像這裏有一共識,東西沿海好區的升值潛力比內陸好。雖然我來美國後就一直住在西海邊,在海邊城市也有出租房,在內陸買投資房是最近一兩年的事。所以很好奇。周末查了查。選了六個代表性城市,三個海邊好區,三個最近跌得力害的內陸城市。

根據下麵20年的數據,1)沿海的升值比內陸好。2)年升值率沿海(4%+)比內陸(2%+)高2%,3)內陸城市如果去除近幾年的大幅下降,過去15年年升值率比沿海低1%多一點。這三個城市現在租金回報率在10-15% 之間。如果近幾年這幾個城市房價沒跌,租金回報率定會低很多。

從投資角度看,結論是比較清楚的。

後記,應一些看了原帖網友的要求,又加了4個內陸城市,san antonio, boise, de moines, mineaolis, 看來上麵第一條都難成立了。
