讓數據慢慢飛：東西沿海與內陸房產升值數據

好像這裏有一共識，東西沿海好區的升值潛力比內陸好。雖然我來美國後就一直住在西海邊，在海邊城市也有出租房，在內陸買投資房是最近一兩年的事。所以很好奇。周末查了查。選了六個代表性城市,三個海邊好區，三個最近跌得力害的內陸城市。

根據下麵20年的數據，1）沿海的升值比內陸好。2）年升值率沿海（4%+）比內陸（2%+）高2%，3）內陸城市如果去除近幾年的大幅下降，過去15年年升值率比沿海低1%多一點。這三個城市現在租金回報率在10-15% 之間。如果近幾年這幾個城市房價沒跌，租金回報率肯定會低很多。

從投資角度看，結論是比較清楚的。

後記，應一些看了原帖網友的要求，又加了4個內陸城市，san antonio, boise, de moines, mineaolis, 看來上麵第一條都難成立了。
