Homewarrty can be purchase at any time,  it covers all aplliance repair/replacement, plumbing and electrical system.  But when you make claim, for small repair, my expereince is they are responsive and efficient. But for big replacement, they will always find excuse to make you make partial payment.  But overall, if you are not a handby man/woman and your appliance is old.   i would suggest you got one. I got four properties.  for 3 house, i have home warranty.

Home insurance covers buildings.  it is required by bank if you have loan.  If you have a rental property, you should get landload coverage
