Buy REO, help needed

北加， 買REO房，得到counter offer,問題如下，

1.“As long as Seller's company is utilized normal and customary fees

 

for Escrow, Title, and Transfer will be paid for by Seller”---correction,by Buyer

---什麽？買方付 Escrow,Title,and transfer fee?

2. "comission amount 12000"列在buyer下方，

“comission split LA"         Buyer 2%   seller 2%

“comission split B"          Buyer 3%   seller 3%

“comission split misc desc"  Buyer 1%  seller 1%

--誰能解釋一下， 這是要buyer出所有6％comission fee嗎？
