短賣房update (二)

昨天請plumber 來估價,我的agent submit the estimate and ask for $10400 credit or price reduction o cover the re-pipe ost and here is the response from the Lising agent. 同學們有什麽 comments?

Thanks for the update.  As you probably know, that entire development was made with PBT piping.  The bank will most likely go with the most recent comps which are higher then what your client offered.  We had bank approval for $345,000 only 2 months ago.  We will submit your documents with the short sale negotiator and hopefully the bank will give some type of credit.  As you also know, this is a short sale and so there are no gaurantees what the bank will counter back at.  I believe your current offer price is reflective of what it would cost to repipe the property.  If you can send also a CMA to support your offer and asking for additional credit.  This would help us to negotiate with the bank further.  We want to make the deal happen, so we will do whatever it takes.  But be aware that the bank will conduct there own BPO and will go strictly off of the comps in that specific development.  Any other ammunition like a CMA that you could provide would help us in our cause to get the bank to accept the offer would help.  Thanks for your help.
