請問有經驗的地主：短期（4個月）的房租該怎麽收定金？

townhouse上市快2個月了還沒租出去，今天來了一個看房的，說她剛賣了房，新房還在裝修中沒法住人，所以要向我租4個月。請問4個月出租的話，security deposit該怎麽收？出租一年的deposit是1個月房租，那麽4個月的收1/3，這樣合理嗎？

知道再等等的話能有一年的房客，但實在有點沉不住氣了。去年12月買的，裝修花了2個月，上市了2個月，到現在還空著。。。
