I am a real estate broker (not a realtor, i am idle) and I've seen alot of these poeple.  Unfortunately people are self-centered (including myself) and we only focus on what needs to be done the next moment.  If you forget something make an excuse and move on.  So always have yourself covered: prepare for things don't happen your way.  With a realtor you'll have to follow up with him/her every step of the way.  They won't tell you everything; because they have many clients like you.
