買房修屋頂問題

在看一個short sale房，listing at bank approved price，前麵那個buyer沒有買。跟seller要了disclosure document，裏麵有兩條關於屋頂的：

"small leak around seal for wind turbine and replaced sealant".這個貌似已經修好了。

另一個說屋頂"need shingles"，我讓agent去問seller，回複是”The missing shingles are from monsoon storm. This is the original roof so it is also due to aging.

房子在Phoenix，是1985年建的，屋頂就是這麽多年舊的。我out of state，agent還沒去實地看過。請問大家從這些描述上看會是個大問題嗎？買之前會做inspection。
