Net or gross don't matter - you need to hold your line

and offer and accept a price that you believe there is VALUE for you, against the current market condition.

Don't pay too much attention to the statistics. Numbers may not catch up with the true dynamics of the market, which moves fast.

Even if it is sold "As Is", you should still do a professional inspection, unless you are good at it yourself. 

You'll need to know the condition of the property in depth any way.
