I am first time landlord and have an agent help me for the rental. however, I would appreciate all your suggestions on choosing a tenanat. so far I get 3 applications as following:
1.) xxx and yyy Asif. Couple with house being foreclosed on who are both working and employed. They have 3 kids. They want to rent for 1 year @ $1,400.00 They gave us a credit report that they ran. Agreed to 1st month, last month and security at lease signing.
2.) Taxi driver w/wife & 2 kids. Hu*****and is employed & wants to rent for 1 or 2 years @ $1,450.00 His credit report shows no credit! Also shows no liabilities either though... Agreed to 1st month, last month and security at lease signing.
3.) Grandmother, mother and 5th grade son. 1 year $1,450.00. Grandmother is nurse & earns$70K Her house was foreclosed on in 2010. She thinks her credit score is low because bank would not do a loan modification or short sale leading to her foreclosure. Their application will be submitted tomorrow at the latest. They may want to start the rental 30 days from now but said they could move it sooner. They have relatives who live across the street to the East. Also kid’s school is near by. I haven't checked their credit reports yet.
