租客搬走了，lease 就結束了嗎？

碰到一個可氣的事。

買了一個自住房自住。2月看房時裏麵有租客。原本6月合同到期. 3月初租客搬走。4月底close of escow。 。賣方與租客有deposit 糾分.

租客說如果賣方不付deposit， 買方要負責? 有這樣的嗎？
