I think 40k per door is on the high side, almost retail pricing, consider today's environment, it needs to bring in avg 750/month rent per unit to justify that.
there are few smaller complex ranging 25k-35k available, the best one I came cross last year was, 124 units for 2.5 mil, under court receivership, too bad I don't have that kind of money available to me...lol...
