經營出租房所遇的問題

朋友經營出租房受傷，去ER了，托我發帖問問題：她有一duplex 出租，有合同說好房客鏟雪，但房客沒鏟，房客報怨屋頂漏水，屋頂沒換多久，還在保修期內，我朋友（房東）找到contractor去修屋頂，由於地上積雪成冰，contractor的鋁合金的梯子到下來砸在房東頭上，房東當時就頭昏，嘔吐，contractor也受了輕傷，房子的保險在朋友名下，這種情況，誰對兩人的受傷負責？謝答複；
