有一對韓國老夫婦要租我們的房子，他們信用不好因為三年前Foreclosure了，自己的小生意，做假牙，家庭作坊。三個兒子，大兒子現在家找工作，另兩個兒子在紐約上大學，一個三年級，一個二年級，他們周末可能回來。想租三年。人看上去不錯，聽人說韓國人總的來說對房子會比較愛護的。

我先生想租給他，我跟他們要2個月的security deposite （total 4000） when we sign the lease. 搬進來前一個月，要付第一個月和最後一個月的房租。那韓國男的說兩個月的security deposite的能否變成是1個月的security deposite和最後第二個月的房租。可以嗎？security deposite究竟ｃｏｖｅｒ那些呀。我認為是搬出後需修補東西用的。自己又開始嘀咕了，他們為啥要這樣呢？ 拿到他們的小作坊對我們家會有損壞？牛人們，我是否多慮？我是否應該堅持我原來的想法？我跟他們說了，不管哪種方式，我們的合約中會寫如果你違約，沒有搬進來，4000就沒有了。這樣是合法的嗎？

另外因為他們是自己的小生意，我跟他們要income statement. 他們說那不能反應他們所有的收入，因為他們有部分是Cash Check。這樣他們的兒子就有助學金。大家說得收入是租金的三倍，是淨收入嗎？如是工資，那就是稅後6000，那年薪都12萬以上。
