有誰做過contract for dead? 風險如何？

俺一空房最近做了refinance. 由於貸款時有cash out, 隻能做secondary home, 不能出租。所以想做contract for dead, 期望買家將來break contract. 哪位有這方麵的經驗，能否分享一下？
