Purchase nad refi is different.

1)Most lenders requires 25% for rentals. Some banks still ok for 20% down for purchase.

2)When you have more than 4 financed properties. You can have 25% down for purchase; you need 70% LTV or less for refi of the rentals.

Those are for GSE loans. For portofolio lenders, they have their own guideline.
